The Right to Manage is the legal right, that was established in 2002, for leaseholders in a block of flats to take charge of the management of their premises, moving it away from the freeholder.
This right is not contingent on poor management by the current managing agent or landlord; It can be put in place irrespective of the quality of the current management.
As part of the process of setting up Right to Management, Leaseholders will need to set up a Limited company, and manage the building through that company.
So, What Are the Benefits of Right to Manage Block Management?
Overall, Right to Management provides a vehicle for leaseholders to own and control the management of their building, encouraging, hopefully, a more efficient and collaborative approach to block management.
In gaining control of the building management, leaseholders may be able to reduce management costs, and it means they can choose their own managing agent putting changes in place that suit them best.
For Landlords, the transfer of the management to an RTM company means that still benefit from owning the building but they no longer have to manage it, and they can still take up membership of the RTM company, should they choose.
